Water Damage

What to Do First After Water Damage

A clear first-response checklist for water damage, from immediate safety and stopping the source to documentation and structural drying.

Technician examining a mold-affected interior wall

After a leak or water intrusion, safety comes before documenting damage or arranging cleanup. Avoid standing water near electrical equipment, damaged ceilings, unstable areas and suspected contaminated water. For immediate danger, contact emergency services. A website form is not an emergency dispatch channel.

Stop the source only when safe

A plumbing shutoff may help limit an active leak if it can be reached safely. Do not enter a hazardous area to find a valve or attempt roof access during unsafe conditions. A roof, exterior-envelope or plumbing problem may require a suitable specialist; drying materials inside does not repair the entry point.

Record what happened from a safe location

Note when water was first seen, which rooms were affected and whether the source remains active. Photos can help explain visible conditions, but do not move damaged materials just to obtain them. In a rental, condo or shared building, notify the owner or manager and clarify who can authorize access and work.

Think beyond the visible water

Water can reach wall cavities, underfloor layers, cabinets and adjoining spaces. A surface that looks dry does not establish that the connected assembly is dry. Assessment of the source, material condition and remaining moisture helps guide suitable drying and recovery decisions.

Moisture matters for mold prevention

The EPA mold and moisture guide emphasizes fixing water problems and drying affected materials promptly. Persistent dampness can support mold growth. Timing alone cannot establish whether a building is affected, and visible growth should not be scraped or covered simply to improve appearance.

Separate cleanup, drying and repairs

Water removal, cleaning, material drying and replacement finishes are different tasks. Contaminated water can require a different provider and work method from a clean plumbing leak. Before rebuilding, ask how the source was corrected and what is known about the remaining materials. Do not close a wall or install new finishes merely because the outer surface looks dry.

When mold concerns are part of recovery

Visible growth, recurring dampness or a musty odor may warrant a mold-focused discussion. Compare mold removal with the broader remediation process. Neither term automatically includes plumbing, roofing, structural repair or laboratory testing. Confirm those responsibilities in the agreed scope.

Prepare clear questions for the next provider

Ask what will be assessed, which materials may need cleaning or removal, whether access to adjoining areas is needed and which repairs are separate. Contact Mold Removal Bothell about mold-related concerns and confirm coverage for the property address. This guide is not a claim that every water-damage, emergency or specialist restoration service is offered.
